What Does Exterior Cleaning Cost in Delaware?

Every property is quoted after we've walked it. That's the honest answer, and it's the one nobody wants when they're just trying to get a ballpark over the phone.

So here's the useful version — what actually moves the number, and what you're getting for it.

What drives the price

Size and height. A two-story colonial in North Wilmington takes more product, more time and more setup than a single-story ranch. Second and third stories change how we reach the surface safely.

How much is actually growing on it. A house washed two years ago cleans up quickly. A north-facing wall that hasn't been touched in a decade, with green algae rooted into the siding, takes more dwell time and more product.

The surface itself. Vinyl, stucco, painted wood, brick and stone all take different mixes and different handling. Stucco and older paint need more care than vinyl, and that care takes time.

What's around the house. Mature landscaping, delicate plantings, koi ponds, screened porches — everything that needs covering, wetting down and protecting before we start is part of the job.

How many surfaces at once. A house wash, driveway and deck done on the same visit costs less than three separate trips. Setup and teardown happen once instead of three times.

Roofs are their own thing. Roof cleaning is priced separately from a house wash because it's a different process, different chemistry and different risk. We don't quote a roof without seeing it.

Why soft washing is priced the way it is

High pressure is faster and cheaper to perform. It's also how siding gets driven full of water, how paint gets chipped and how shingle granules end up in the gutter.

We soft wash instead — low pressure and the right chemistry, so the growth is killed at the root rather than blasted off the surface. Because the surface is sanitized rather than just stripped, the result lasts several times longer than pressure washing alone. You're not paying for a faster job. You're paying for one you don't repeat next spring.
